MANAGEMENT AGREEMENT
THIS AGREEMENT ENTERED INTO BY.

1. Owner hereby employs and grants Agent the
Exclusive rights to lease operate and manage the property described above for
the period of. One

Trust
Account: To establish and maintain a bank, deposits which are insured by the
Federal Deposit Insurance Corporation and in a manner to indicate the custodial
nature thereof, a separate account for the deposit of all monies collected for
Owner, with authority to draw thereon for any payments to be made by Agent
discharging its duties, liabilities for obligations arising under the
provisions of this Agreement, and for the payment of Agent's fee, all of which
shall be subject to the limitations of this agreement. Said account may be an
interest bearing account, and Owner agrees that Agent may retain any interest
earned as additional compensation for duties performed. In addition, Agent may
establish an interest bearing trust account for receipt of Tenant security
deposits, and Agent may retain all interest earned with permission of Tenant.
Agent will retain all security deposits received from Tenant per terms of lease
agreement, until distribution of funds to Tenant per terms of lease, or until
such time Tenant defaults on the lease and the security deposit is forfeited
for the benefit of Owner. Agent will advertise, at his expense, if necessary,
to secure a desirable Tenant. Owner realizes situations may arise in which
Agent must utilize his discretion in determining to what extent, if at all, to
enforce the terms and conditions of the lease and does not hold Agent
responsible to enforce or mandate compliance by Tenant of any or all item of
the lease.

Owners grants Agent the following authority and powers, and Owner shall pay the
expenses in connection herewith: Agent to terminate tenancies and to sign and
serve in the name of Owner such notices as are appropriate, to institute and
persecute actions to evict Tenants and to recover possession of said premises
in the name of Owner and recover rents and release such actions or suits or
reinstate such tenancies. Agent to make contracts for electricity, gas, fuel, water,
telephone, window washing, ash or rubbish hauling and other services or such of
them as Agent shall deem advisable: Owner to assume the obligation of any
contract so entered into at the termination of this Agreement.
4.
Owner shall indemnify and save agent completely harmless from any and all cost,
expenses, attorney's fee, suits, liabilities, damages or claims for damages,
including but not limited to, those arising out of any injury or death to any
person or persons or damage to any property of any kind whatsoever and to
whomsoever belonging, including Owner, in any way relating to the management of
the premises by the authorities herein or hereafter granted to Agent. Agent shall
not be liable for any error of judgment or for any mistake of fact or law, or
for anything, which it may do or refrain from doing. At Owner's sole cost and
expense, to carry such public liability, property damage and workers
compensation insurance as shall be adequate to protect the interest of Agent
and Owner.
5.
Final Accounting: Upon termination of this Agreement, the parties shall, within
thirty (30) days thereafter, account to each other with respect to all matters
outstanding as of the date of termination, and Owner shall furnish Agent
security, satisfactory to Agent, against any outstanding obligations or
liabilities which agent may have incurred hereunder, prior to termination.
6.
If it shall become necessary for Agent or Owner to give notice of any kind, the
same shall be written and served, by sending such notice by certified mail to
the address shown on this Agreement.
7.
In the event of foreclosure or assignment of rent of the property, Owner is
aware that Hunter Jack upon notification of foreclosure or
assignment of rent may return the Tenant security deposit to Tenant.
Additionally, upon receipt of foreclosure or assignment of rent notice, Hunter
Jack may cancel this agreement immediately, thereby waiving
the thirty-day notice clause contained in Paragraph (1) above.
8 Other items of Agreement $250.00 to be held in Hunter Jack Trust Account for any necessary maintenance, repairs and court cost for the above properties.
9.
In consideration for the services rendered as provided herein, Owners agrees to
pay Agent the following:
(a) % for leasing said property,
(b) % for lease renewal,
(c) % Monthly for management of said property.
(d) One time
set-up fee
(e) In order to minimize the fee Agent charges Owner, agent
may collect and retain for themselves from Tenants all or any of the following,
A fee for serving notices, a check collection charge, credit reports fees, late
rent fees, and/or an administrative charge.
